I have all my documentation in order, ready to upload to dropbox so when we start the process, I send everything immediately, along with updates/additional info when requested. 

I plan to do most all of the labor, updating, and property management myself for the first few deals, although eventually I hope to have the means to hire the labor part out.

You could just refinance it with get a regular mortgage, you wouldn't need a down payment because you technically paid "cash" for it (the bank won't really know you got a hard money lender to fund your deal).

Look for a property that needs some updating, so you can force some equity.

The owner before me was a do it yourselfer and updated the plumbing and wiring.

You will not likely be using this knowledge regularly if you are doing residential sales in an urban or suburban area.
