All,I wanted to get peoples opinion on real estate values in Chicago being to high and it might not be the best time to enter the market to purchase my first investment property.I see prices close to pre real estate bubble values from 2007 (IMO. unless someone can prove me wrong).

Not likely, because they simply don't teach it.Also, they promised me if I signed up for Mastery and Real Flow, I would get access to pre-foreclosure data, high equity property owners, and private money lenders, all on curated lists.

Christian I took a loan of 5k out of my 401k for the down payment on my primary, 6% seller consession so the closing cost will be rolled in the loan with 4% interest rate.

Now this is not logical to me because that would imply that he and his associate have never done a quick deal like a pre-foreclosure and any urgent deal.
