My question is, as a wholesaler is it possible to construct such agreement whereas the cash buyer agrees that the son (a realtor) is the one who is able to list the property after the cash buyer has finished with the rehab.??

In such a hot market, there lies great potential for wholesaling that many don't even think is possible.

Possibly another school building and maybe even layering some state or federal incentives which is a whole other interesting, but fickle territory.
