If there’s only traffic at the church Wednesday nights and Sundays and an occasional Saturday night for weddings I’d consider that to be a GREAT neighbor and buy that deal all day long!

The agent told me that Tower Hill (the insurance company) can’t adjust the occupancy status and that I’d have to rewrite a new policy for occupancy.

I'd suggest instead that you build your network one connection at a time, and/or consider working for an experienced property manager in the meantime! 

Hard to imagine a sudden leak that was discovered quickly causing a 2-month repair.

If I had a little more time I think I would try to run it myself but I’d like my property to be more passive and collect rent each month.

However I'd do a deeper dive into these since some of them hold more functionalities than others.

For starters, I'd recommend only mailing to people you've confirmed to be the property owner.
