I bought a Condo on 2016 which is  now worth about 600k( Zillow estimate) and I have a principle balance of 316k.

We bought the house for $100k, put the above $55k into renovation and holding cost, and have a house now valued at $225k. 

for me it was all about the budget, sure I wish I bought a place in the bay area instead of going out of state but it wasn't in the cards.

When I write the contract out, I was planning on saying I bought it from him for $35,000 so he can avoid capital gains.

For me I bought a home in Summerlin and moved my residency to a state with no income tax.. as I generate income in 14 states a few of which have no state income tax.. so that helps. 

We bought the property with cash not using any of our own money for the purchase and used 16k of our money plus what was left from the 100K we borrowed to complete the rehab.They bank was asking 105K but we got it for 69K.

How long did you wait before you bought another? 

I bought one about a year and a half ago and the other last year - I love both of these properties because I did lots of research and analysis and targeted the locations I wanted and waited patiently for the right deals.
