I stalked one listed originally at $160k for months that was literally broken in half.

. - $500 HOA fee monthly- $230,000 Sell price- The $75,000 spread is the owners equity that is proposed to be amortized over 2 years. $3100 mo- Assumable VA loan. - Market rents: $1900-$2100- Sell Comps: $230,000Situation: I don't have the cash to service the debt while repairs are being done. 

My complicated situation aside I just wanted to answer questions 2 and 3 from your original post, you can split after building an ADU.

I'm originally from San Francisco, CA and started off investing out of state back in 2021. 

I looked at the HOA fee, and it was only like $280 a month, much too low to maintain that building. 

Then add in all the fees that are being added by AirBnB, VRBO, etc. and hotels are in many cases a better deal . . . less surprise fees and fewer owners that have odd rules. 

Perhaps the cable company charges a small fee and can do it themselves?

Also considering you are paying lender fees, it could be costing you more. 

I struggle with just sitting by and waiting (especially knowing the fees rack up for my tenants the longer they go without paying!).

So it's another of the "send us our fees upfront" scammers?
