Yes they are a little expensive as far as points but it's well worth it when you consider in this lending environment there is still an outfit that can allow for you to have multiple projects up and running without having to show $1,000,000 cash on hand like most all other lenders would want to see right now. 

Not knocking Gurus in the least,there are some great people out there that will get you results it just takes a lot of due diligence before you drop a few thousand.I just think one could focus that due diligence effort on educating yourself in such an environment filled with great people that would love to help you.

The combination of high market prices and high rehab costs makes for a challenging environment.
