I bought a 2 bed 1 bath town house I paid 25k for it I put 45k rehab is already rented 1,200 month the appraisal company says they can’t appraisal the property because I converted from 2 beds 1 bath into a multi family 2 bed 2 bath and a fully studio in the basement so they don’t have comparable home in the neighborhood plus I didn’t get any permits for the rehab I know is my fault but I would like to refi my property and move on to next one.

Only somebody with boots on the ground can provide that info, not Google or other access.If you wanted a cheat to just see ballpark cost, look at regional new developments that sold with similar attributes you desire.

In terms of rehab cost/benefit, attracting and keeping tenants, and resale potential... are multiple bedrooms per unit in a multifamily generally more desirable than single bedroom or studio units?

I can't really find what she wants though where she's looking and there doesn't seem to be many rehabbed homes outside of some of the malta/ ballston lake new build developments so might end up trying to rehab something for her.
