What you have written is a series of disjointed concepts, based on many moving parts, but no actual plan.The reason why I say this is you don't have a defined financial set of goals yet. 

Keep a journal if you do decide to stick with it.

Start small, and prove the concept on your own first. 

The other challenge people are often not aware of (usually because people suck at marketing), is that efficient marketing ALWAYS involves several methods/niches of marketing combined.People simply do not understand the concept of marketing.

For Vanilla SFR  primary residence transactions there are all sorts of new companies coming in and going out.I mean Help U sell franchise came on the scene in the early 80s.. so not a new concept.
