Hello, BPFor those of you who self manage your rental properties, What steps did you take to successfully build your maintenance team?  

I'm not sure of your overall portfolio status, which is a big consideration, but on the commercial side typically our target is to have a 5% +/- vacancy rate (as long as we know our leasing team isn't slacking).

Good rates, team, and they always have leads on people selling buildings and put together deals.

Depending your goals and resources, if you get the right team on the ground, investing here (especially since you know the area), could be an excellent option.

My name is Zackarias Aitchison and I have recently teamed up with some real estate investing friends of mine (About 20 of us).

@Randy I have a friend in the area that is a R.E. broker/agent and he told me that actually doesn't matter because Tennant's can use window units and heat is required but that I can buy baseboard heaters off Amazon for $40 each and screw them to the baseboard making them a "fixed" heating source solving the landlord requirements.
