Do the math early in your journey to keep you from going down the wrong road for 10 yrs before you figure out that the vehicle was not the best one for the task.

There are way more things that can go wrong with the 30k flip.

I'm a naturally handy hard working guy who is looking to put my mind and work ethic to better use after my 9 to 5 job, which don't get me wrong is a pretty great job. 

I am sorry if this is the wrong place to post this, but any advice would be greatly appreciated. 

Want the wrong tenants, well, that's easy.Knowing where they move to if they skip the rent - waste of time and will simply wind you up.
