If you have to pay tax on a $500,000 plus gain you should walk away a happy man.

If you like them, and they seem like a good fit, then ask if you were to find some deals, if you could bring the deals to them for them to buy and then offer a 60/40 split (they get 60%) if they'll agree to walk you through the process of closing on it/selling it.

that I own are within 1.5 miles of my primary residence in Oak Park, and I could walk to each of them.  

I believe they have walk-ins up til noon during the week.

(Terrible buy in and a bad deal situation that I should of walked away from when the previous owner wouldn't negotiate at all.)

Professional cleaning dulled it, but it is still the first thing you notice when you walk into the room.

Today was supposed to be the final walk through, and tomorrow was the closing date.

So when I do go to an event, I make it a point to walk up to at least one person and ask what type of investing them do (I buy and hold).
