If the seller has Airbnb'd it up to look great in photos, then my guess is the tenants are mostly folks who need a cheap place in your city and haven't looked into the neighborhood before booking, just saw a pretty looking place that was cheap.

He is registered in Brookville INHe managed a rehab project for me and firstly under-quoted the job on his original estimate (despite him saying he knew the exact material costs and labour costs so there would be no surprises) and then he tried to charge me extra even though the job was 3 months late in completion and we had a late job penalty discount...It then turns out that he had not paid one of the subs even though I paid him in full for the project once we had photos of the completed work.

I recommend putting some good quality photos online with the major search sites - or hire a realtor on a "limited service only" basis (a small fee) to put it on the MLS and feed it out to all the real estate search engines.

I would definitely require Renter's Insurance with (landlord) additionally insured coverage- and I would have photos of the house pre-occupancy initialed by everyone on the lease to avoid that "it was that way when we moved in" moment.Congrats on your new & improved property!

The reason is because I live in a very expensive market, and am therefore looking to purchase properties outside of my market.I plan to know as much about the property as possible before putting it under contract, including:Having a local agent walk through the property and send me a detailed video & photosHave a general contractor walk through the property and provide a repair estimate (along with photos of all items that will need to be fixed so I have a visual reference)Are there any other tips you would recommend?
