It seem like a given to me that mid and lower price homes will go up in value.

I'm not going to fight her over it, I can get somebody moved in easily but I am more curious for my own knowledge since this is new to me.

The numbers don't add up to me.

It would exhaust a material portion of my own liquidity for the money down and closing/inspection costs, but I'd have a much more affordable loan than HML and this 2-stage approach seems simplest to me.
