I was mainly thinking about the effects of putting an entire strong cashflow back into the mortgage.

I think it comes back to what is most important to you, it sounds like maybe the velocity of reinvesting again? 

I am using HML now but it is hard to do a Full BRRRR because at least with the last one I still left $14,000 into the property plus since I tried selling first I had $10,000 in holding costs over the 6 months it took in rehab and 3 months of it sitting unsold on the market until I decided to rent it.

I specialize in STR's along the coast and have had a lot of success with MTR's for medical professionals as well.

We see fundraising wrapping up within the next 2-3 weeks.We're going to begin to put together pre-sale marketing collateral and contracts towards the end of this week.

The only way to get a loan in PR is to use a bank in PR or has bricks and mortar in PR (PENFED being one of them).

Will add though, that a good PMC will immediately alert an owner about what their property really is and the expected challenges.Unfortunately, a decent portion of the time we do this, owners either don't want to believe the Evaluation Video we send them or decide to sell.realistic expectations of performance through different asset class's is key to happiness  

But the garage is not included since I need it for storage of my tools and supplies.
