I am an engineering manager for a 25+ member team that designs and develops industrial automated leak and function test equipment.

In this B-level property I have 4 units, one of which I completely renovated when I first bought the property, and was able to raise the rent by $200/mo as a result.My question pertains to the other 3 units.

It might even drop slightly (maybe around 10%) if the fed raise interest too fast, and cost of borrowing increase.

The cheap rental was by accident and they're hoping the owner doesn't raise rents before they graduate. 

Are you trying to the raise the full $650k, or just the down payment?

I often would help my aging landlord with repairs, encouraged him to raise rents that were lower than what they aught to be, and taught him to advertise on Craigslist for tenants.

The lot is part of a community with about 157 homes in the community in PA.1) If we wanted to send a postcard to each of the 157 home owners in the community where the lot is located presently and offer them a raffle chance of $100 to owning the lot is this legal to do this and what is the best way to handle this legally if this is allowed2) If the lot does not pass the perk test - what suggestions do you have on what to do with the property can i still offer a raffle on the property and what other ideas do you have at least get some money out of it 

I know they can afford the increase, and it is legal to raise it by this much at lease renewal, given 60 days notice.
