This would be my first out of state unit so don't want to deal with terrible tenants from 3 hours away.

In my state it's not terribly expensive and I want it to be a business so mentally, making it a business forces me to treat it as one.

Also, this helps a really good guy and his wife out who happen to be in a terrible situation.If anyone has something similar they have written up, please PM me or post that portion of the addendum here.

Not to sound terrible but be selfish here.Think about resale of your property.

I was browsing some properties and a few seemed like they had good potential to be fixed up, but they are in pretty terrible neighborhoods. 

Those are terrible vehicles for growing wealth.   

So the problem hasn't been going on terribly long.Anyway, I'm looking for an honest / reasonable company to test /evaluate and remove mold if necessary, as I know where the cause stemmed from.  

Sounds terrible right. 

I live just outside of Detroit but work downtown and this is a really terrible idea unless you've got a really solid knowledge base about Detroit, as well as multifamily housing.

Also, do your research, if the agent is terrible or has a bad reputation, invite them to compete for the listing.
