I want to get into MFH, but I am not sure if this area/surrounding areas have a lot of them.  

Everyday i force myself to physically and personally call 3 individuals involved in my local real estate market and surrounding areas.

What I do not see at all is wholesale properties in the surrounding counties.

I also added tile surrounding the bath tub and painted the whole house.

At that price range for a 2 family you're likley in a rougher section of albany (however you said albany area so im not sure if you are even speaking specifically to the city or surrounding), so as others said budget a lot more for damage and maintenance. 2 families in college and better neighborhoods rarely go for less than 200k in the city. 

Ideally the south sound area, Auburn to Puyallup and surrounding areas.

Some of the surrounding properties (mobile homes) have been cleared and replaced with small cabins, which I'm sure they're attempting to lease recreationally, to no avail.

Locations: Just the baby stages of everything but I am looking into Atlanta and it’s surrounding neighborhoods as well as Cleveland for now.
