Good morning, I’d like to start cold calls but I’d like to know what website do you guys use to get leads, and if anyone can explain their process from when they get the leads to the actual call

If you are trying to buy an investment property as a primary residence, then you are committing mortgage fraud, which could lead to calling your note due, fines, or even jail in extreme cases.Converting to a Conventional loan would require a max 75% LTV (loan to value) as an investment property, so if you are buying with a VA loan with 0 down, then somehow you need to magically create 25% equity within the first year.That's why you need to live there for a year. 

Any leads or recommendations would be greatly appreciated.

I know right.. look who is talking.I get a THOUSAND calls a day from wholesalers that say "Hey I am an investor and I get sooo many off market deals, what is your criteria in case I can not use these leads".

The lender is saying there has been 6 months wait between cash out and then subsequent refinance.

This leads me to think that in order for this to work I need to find a property in a pretty bad condition for a pretty sweet deal. 

Any REIs in the Charlotte area have a good lead on a lender doing HELOCs on investment properties?  

I was able to sell multiple homes in my first 6 months but recently came to a halt in finding leads. 

Lead generator/ Phone call with owner, took 10 minutes.
