Assuming that your ultimate goal is in real estate investing, being  young with your life ahead, the best advice I could give someone in your shoes is to research the investment and employment opportunities country wide nd make it your goal to find employment elsewhere. 

Because they work a job/career that doesn't pay well and they don't have expendable income to invest.How do you solve that problem and not be stuck in their shoes?  

I am planning to rehab it and rent the other 3 units out.Greg HI Greg,HB is a nice spot to be from it never hurts to stroll down Main street or pacific city.Regarding your question about rents, yes, you can use rental income from other units to qualify (no 2 year landlord experience required).

One more goody-two-shoes article advising tenants how to stick it to a landlord.I thought Maryland had some dumb laws... at least we can charge a 5% late fee on the 6th of each month.It would be interesting how the mortgage companies are affected by this law.

I was in your exact same shoes about 5 years ago when I wanted to get started.

If you are planning on assigning the contract, first the buyer will probably want to see the contract because they would be filling your shoes and will need to agree to any contingencies in your contract.

I hope my sons are in your shoes at 22, with the knowledge I can impart to them from the lessons I am learning now. 

Had it not been for those mentors, I could easily be in the OP's shoes.  

If I were in you shoes I would cut lawns on the weekends, clean houses, build fences, or what ever.
