James, I tried doing this in another city which I was not a member of their mls, after signing the contract and paying the fee, there were a lot of additional charges, like they wanted me to pay for the lockbox and shipping fee, I had to take the lockbox to the property, in the contract they said they will post 15 pictures, but they wanted me to provide pictures they would just upload it.I'm just trying to say double check and make sure what is included and what is not, if you are in town, it will be a lot easier but for my case, I didn't want to drive few hours to run their errands.

@Yusuke Koike if damage was that extensive where the unit is not habitable, check your state/local landlord tenant laws as some just require you let them out of lease, return deposit and refund rent for any time they’ve paid that they can’t live there.

@Kirk Garner here's our standard copy & paste food for thought:).Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. So, when investing in areas they don’t really know, investors should research the different property Class submarkets.
