Now, aside from the dirty water, and the trash down there, this guy decided to really destroy the pool.This is South Florida, so we have a very high water table, and in the summer when it rains a lot, the water table is so high, that if you drain all the water from the pool, the hydrostatic pressure of the water in the surrounding ground will actually push the concrete pool's shell out of the ground.That's why you see the entire pool is now completely broken off and raised off the deck.I thought some of you might find that amusing, or not amusing.You can imagine what the inside of the house look like.

They had always spent too much money on the house, underestimated reno costs, overestimated ARV, assumed best-case scenario on all timelines, etc. etc.My last investor reno I did was for a couple spent all their savings on a home in what's basically a retirement community south of DFW.

Well, I am still wonder two things, first, will I be still in trouble if something go south, and authorities find out that it is a single family house not multi-family one, and you don't find 3 individual at the same time, how could I sign 3 individuals when there is actually only one tenant, anyone has experience on this topic?
