Buying a property every 2yrs is a solid plan.

Make sure you have solid buying criteria and stick to those criteria. 

If your lease states what @Neil Schoepp said about guests, then you've got a second solid reason to get her out. 

Pick a solid B-Class suburban area.

So we're getting less than 1 % of the "purchase price"  but still set to make a solid mostly profit of $450 before maintenance is factored in. 

Or are my numbers pretty solid and I just announced a deal to the entire BiggerPockets community that has somehow slipped through the cracks thus far?

It’s almost been a solid month since my last, time for an update!

We have acquired alot in the last 3 years so have been passing over some deals we would have normally taken for a commission or wholesale fee to strengthen our position but not focused on principal paydown as much as just being more selective on properties that really grow our money or find solid return with capital preservation.
