A good lender would make sure you have sufficient cash to close (again, the "down payment" is irrelevant since its a lender concept and there is no such payment).

My understanding is that this would be similar to the concept of working with a lender that does business in another state but is able to originate loans many states.

Same general concept for a single family....but I'd definitely encourage a house-hack before worrying about an investment at 20% down, assuming you're still planning to sell the condo.
