Duplex Build for Investor

My first post on BP - I'm based in Dallas, TX and I build SFR as specs and sell to end buyers for the past 10 years. I've just purchased a duplex zoned lot in Ennis, TX and I'm debating whether I should build a spec and sell as usual or build a duplex and sell to investor. I would make the build investor friendly (renter proof) meaning no carpet, MDF, etc and keep things nice but simple. Rents in the southern suburbs of Dallas run $1psf+. This duplex would be 3/2, 1,400-1,500 sq ft, single car garage each side. I've attached a picture of the finished product. In order to make this appealing to investors, what would be the average sales price an investor would purchase this make it worth it for them? I was thinking $175k per door but wanted to get some feedback. You guys now ROI more than anyone...I appreciate all you answers in advance!
