We don't have the sub-prime sword hanging over our head this time but the market fundamentals will drive the correction.What am I basing this on?

I'm driving hard with a rather singular focus on my goal.I want to be financially independent by 2017 for three reasons: 1) my daughter will be 5 and I want to be around for her as she is growing up, 2) I want to hike the Appalachian Trail with my dad and 3) I've learned that life can be very short and I want to experience so much of what this awesome planet has to offer.After running all the numbers, short of catching one of those crazy dot com stocks in the late 90's (and selling before it's too late) or starting something like FaceBook (or probably Bigger Pockets!?!)

Our problem is inflated assessed values driving property taxes beyond reality.

I understand the trade off and i dont need a great area, just an area that is safe. the initial property that I buy I need to live in, I wanted to find something that I could buy and renovate, or get a good enough deal on initially so I could refi and pull out the initial cash invested, which I would then use to flip other properties.

We ended up going with Simpli Safe thanks to a recommendation on a Bigger Pockets member.

Keep that money safe and invest wisely.

There many areas within easy driving distance of NYC that should provide what you are looking for.

Hello all.I llive in the Dallas area, more specifically McKinney, & have been in search of a investor Club/mentor/educator in the area that isn't a ridiculous drive and is a reasonable price.

Very sly, I hope the government doesn't try to close that loophole.One of the few advantages of having a Congress full of millionaires is their long term goals are very safely in line with mine regardless of party affiliation. ;-)

You can also drive that area and see if any rehab work is being done and stop to give out your card.
