Dividing the profits two or three ways will provide enough reward for me as I will end up doing a little less work than if by myself (and them also) plus I get to see the world from a different set of eyes and I think that is a good thing.  

I know this is a unique issue to the note and the individual, so I'll add a few details and see if there are any suggestions as to where I should go from here.To begin, I'm a note rookie, and I accept all the critical feedback that comes with it  : )   I now know that I was under capitalized when pursuing this note.  

And if I can gather my courage and wits and push through this mindset ... the rewards can be staggering ... and if they are not ... then I can always try again another day.

You can also hear how individuals transitioned into big transaction such as flips and buys n holds. 

Returns an individual gets are based on market conditions and individual investor savvy. 

It was confusing to me whether a salesperson's license was sufficient if you managed properties as an individual.

This is my first post and I look forward to the help that this great community provides.I'm in the process of forming a partnership with two to three individuals to flip houses and need an experienced attorney to help create a fair and comprehensive contract.
