@Max Keller I was hoping it would reflect all the closing costs that I entered and all the data I entered but its not pulling it correctly or I am entering it wrong.

I'm self employed and started working after June of last year (so my most recent tax statement doesn't reflect my current income) so I've been looking into other options for proving my income. 

If they want all cash, then the deal will have to reflect that.

Home prices are beginning to reflect the demand. 

For example, an investor might purchase a fixer-upper in a "hot" neighborhood, substantially renovate it, then offer it at a price that reflects its new state-of-the-art appearance and amenities.

I am reluctant to divide the utility bill for that cycle up equally by day, and then charge her for the days she has been present, as the tenant may say that this calculation doesn't reflect her actual usage. 

I am also concerned that their poor performance is negatively reflecting on my business and damaging the reputation that I am trying to build in the community. 

Manassas is similar to southern parts of Woodbridge in age/type/condition of housing, there are definitely different levels of clientele throughout the different neighborhoods and it's reflected relatively accurately in pricing.

If the seller really is motivated to sell he’ll have to come to terms with a buy down or price cut to reflect the lack of financing available.
