I went through some rough financial problems during the recession which included being unemployed for nearly 6 months and deeply in debt.

Cornell and Ithaca College aren't going anywhere, and the economy there has been relatively strong throughout the recession, though it's weakened a little lately.  

Here is a list of the renovation tasksReplaced every piece of trim in home (yes, every single piece)Build a rear covered porchReplace gutters and soffitReplace water heaterReplace all windowsRefinish hardwood floorsReplace all doors in home with prehung solid core doorsAll new hardwareAll new kitchen and bathAdd a master bath with soaking tub (with inspections)Add a master closetRewire master (with inspections)Replace master carpetInstall hardwired fire alarmsInstall recessed can lighting throughout.The list goes on and on.I used a total of 2 contractors.

I guess 6 months ago was a bad time to keep waiting for the next recession.

I bought an empty lot of the land in Florida during the recession for $7000 market value now is around $26,000.

We transitioned to full time STR after a couple of years (maybe 2002) but when the Great Recession happened we switch back to this model until the STR market picked up again a few years later.
