@Ilgaz Arikan I know STRs have higher returns in the near-term, but my suspicion is that those returns will decline over time as competition increases, like with any investment vehicle.

On the other hand, I think I can go the SFH route and get a higher quality product that I can hold for 30+ years, better tenant pool, and folks that want to stay longer so vacancy lower.

I often see lots of duplexes selling for only 20-30k less than a similar quality triplex, so to me I'd rather pick up the 3rd unit for pennies on the dollar, ESPECIALLY if you're utilizing a low down loan product.
