My experience with long distance investing was not good with Stockton ( PM's were bad in addition to lack of knowledge of market and we were able to get out quickly to prevent bleeding) but farming will be a different ballgame.

Handling Repairs: I believe the homeowner could be compensated either by reducing rent and/or by providing additional equity for the repairs that were made.Passive investor rights: Ability to refuse unneeded repairs or at least not pay and prevent homeowner from selling house without consent.Monitoring house: The home would be appraised/inspect periodically.

My expenses for all the above repairs would actually be alot higher but I am very handy and have been able to do alot of the plumbing repairs myself...at the cost of vacation days at work.Basically all that has happened has been stupid things that you really cannot prevent in the practical sense.

Using any sort of Reply I also get "An error prevented this post from being saved - Body is too short" when in fact it's not.
