Like you said a few new/different pictures may help.Personally I would not place the before/after pictures on the listing.

She recommended taking a picture of the yard and landscaping when it is how you expect it to be and attaching the pic as a reference in your lease.

And especially if you are moving into the property, you have to look at the whole picture, as you are gaining rental income from your current house, and offsetting your mortgage payment on the new house (hopefully if you house hack).
