There are a ton of different factors but without having people on the ground that can perform and that you can trust then the numbers are meaningless.

I also subscribe to one of the data providers that allows me to check performance around my area.I agree I should add booking.com, I also have my own website that I do some bookings.

With only one listing and the idea of tying to actual performance I lean towards Beyond but will check price labs as well.
