Is it possible to succeed, of course, but most fail because they really don't know what they are doing.In the past, got deals prior to MLS which allowed me the best opportunity to wholesaler today, that is no longer possible unless you direct mail advertise to motivated home sellers.

There are certainly creative finance opportunities here in PHX.

Hell, it's like a year of training to get Barber's license.....Realtors though, a 2 week online course. 2 friggin weeks and you don't even need to put your pants on and get out of your mom's basement to complete the course.

Working in one of these fields will provide you with valuable industry knowledge, experience, and networking opportunities.

I would use the low appraisal as a negotiating opportunity and try to get them down on the price a little, then close the deal.
