I have contacts who I'd like to talk about a potential capital/sweat equity partnership with, however, I would like to be as well-researched as possible before I do so.I'm wondering: how rational is it to propose a capital/sweat equity partnership for a multifamily, where the sweat would initially occupy a unit?

In upstate NY we had the building inspector shutdown an attic apartment that had been occupied for 24 years.

I can introduce you for owner occupied lenders too- What amount of capital is currently needed for a deal like this beforehand?

Is it 100% occupied? 

Make sure to provide yourself enough time for this potential deal1. determine if varied : tenant(s) purchasing properties unknown issue2. resell contract to an investor   ( owners occupied probably would need all cash )3.

Learn the process, then keep moving forward.BTW, whenever I am selling a tenant-occupied property, I always offer it to the tenant first. 

It can be a owner occupied single family or multifamily property.  

It's a quadplex in downtown LA, with all units occupied.

Found a MHP I am interested in purchasing, seller is asking 399K Property has 15 Lots, 12 occupied with 10 tenant owned homes and 2 park owned homes, I have the 20% down but am having a hard time finding lenders. 

So far it's occupied by a squatting investor/ owner.
