So my results have not been tried by fire BUT...instead of using a standard yellow letterI have been using yellow notes...Small note pads (5x7) that give a more personalize feel.I quickly sent out 17 letter the other day and the next day 7 people responded.For the experienced investor that maybe old news but for anyone using the large paper, try the note pad.Good Luck,Demetrus

Make your offer subject to satisfactory home inspection and termite report to the buyer to cover yourself, look at the serial # on the unit for the year that it's built 10 years or older budget to replace on initial inspection(should be 1st 2 numbers), electrical and plumbing checked on inspection, if serious problems arise revise your offer to a lower price!

that is some leverage you may have over them..most lower income tenants don't care if they're evicted...however, if you report her to the sec 8 authority that you're evicting her for not paying her portion, they may take her voucher away..that could scare her into straightening up and/or getting out of there asap

I can see it now...the tenant posts pictures of that wild party...ya know... the one that put those holes in the walls and busted out the patio door.I would be ok with email, but only in the form of reporting issues, not for spreading the latest virus alert and joke of the day.
