Anyone know commercial lenders in Memphis or navigated this? 

Right now I may spend 1-2 hours, comparing Zillow to trulia and so forth.I am also looking for pointers on how to navigate through and what to look for in the deed search to find liens and such.Any suggestions are welcomeThank you,Dennis

Best advice I can give you is to choose somebody who can navigate the busy Spring season and help you stand out from the competition.

A good mortgage broker will navigate these waters for you.  

So it's important that you have a lender that knows how to navigate all of these rules for investors.

So I have been surfing through this gold mine of a website, and I apologize if I have duplicated some of the same posts as I am learning how to navigate this webpage.

You will need to research the laws of your state and navigate through the many gray areas.The fact that the property will be owner occupied could throw a wrench in your deal vs. a non owner-occupied property.
