Permitting Process and Timelines: How is the permitting process in Oakland?

I’m only going to move forward with the deal if the numbers make good sense.

Don't rush the process.

Understood that DIYing something that I don't do and saving $7 per month (that I'm charging the buyer for anyways) could blow up in my face if there are unforseen results in this process.   

My question - If doing a mid-term rental in Davidson County, do you still have to go through the STR permitting process, or is it a completely different application & permit? 

Furthermore, as an investor and a turnkey provider I love that section 8 has a vigorous inspection prior to the tenant moving in.

The whole process would have taken maybe 3 months.

I purchased a house in September 2022 with the intention of staying a year then moving onto the next.
