Hi, @Christian Chasmer, I assisted in the purchase of 18 unit Multifamily in Everett, have 15% equity on that project and was the guy who put it together I would, the only difference, was price point and few little details, but my company and I that had consulted in deals in 22 states, have found the concept is the same come prepared with money in had and a Local mentor  and you will learn like you did the first time in boston but a lot faster.

I've met good friends and mentors and I've learned a ton.  

Find a mentor to help you. 

Having a mentor like  Brett Snodgrass has really taught me by observation -stuff happens in life but it is how you handle those situations is what determines whether you can stay in control or not.

If willing, how to find an ethical mentor would be nice.

I was talking to a mentor about the deal and he recommended avoiding the owner financing.  

As a beginner I will probably look into finding a mentor in the area and learn as much as I can from them.

Get my real estate license and find at least one local REI mentor who will allow me to work for/with them to get me started.

Ask your coach/mentor those questions you thought I should answer....
