Hi Jordan, It can be dangerous to purchase real estate sight unseen from a remote location, and can result in accidentally losing a lot of money.Are you an accredited investor ($200,000 a year in income for the last two years are over $1 million in assets)?

A few years back I made this sweet template which uses raw data and generates a full report through searching, matching, and adding various columns.  

(A quick search on "owner finance" in Atlanta Craigslist just yielded 645 matches.)So, what am I missing?

I refer to them as "shiny objects of distraction", because they tend to be more speculative than true investments.1 - Make a plan based on what you have, and need.2 - Find markets that match your plan criteria/profiles3 - Stay on track with your plan4 - Have funYou will be amazed at how fast...and easy, all of this can be.

BTW, I do hard money lending using my SOLO and have been quite happy with the results.

Again I mean “roughly the same” given all sources of income (including this new income) regardless of whether the rental business is profitable on its own.Yes, I could probably afford a modest house as opposed to renting someplace else, but I think I end up with the same result.  

There are some that will lend on houses that are rented for $800/mo and would be worth $40 - 80k as a result.  

If you don't have specific real estate experience either, this arrangement can result in the blind leading the blind...which sometimes spells disaster. 

Hi everyone I've been searching on BP for results on direct mailings in the Brooklyn NY area, it seemed like most of the people that did it on a small scale didn't receive good results, so I would like to know if the BP members from the Brooklyn NY area can chime in about how that worked for them, and if it's worth doing in such a competitive and expensive market?

Lowes will price match so keep the flyers for super discount deals or find a Lowes manager that knows how to price match the lowest prices.
