Been looking on Loopnet, does anyone have any other sources for leads? 

Goal for this first property is to primarily generate cash-flow, and secondarily for its appreciation -- whether forced or by the market.

My experience so far has lead me to believe this community is the best place for any new investor to be.

I have a lead and the offer wont last much longer but I need help getting started with due diligence.

Included should be professional photos, marketing on all avenues, showing the property, they have an application, they present applicants to you for approval, they generate the lease, collect funds, and provide keys to the new tenant.For turnover, I recommend have the realtor visit the property and create a condition report, which reports to you just that, but you want to know what needs to be done to the property to get up to rentable condition again.

I am definitely interested in meeting up, but would have to have some lead time as I'm currently living out of state. 

The ones I spend time on are the unsure and maybes. 100 conversations might lead to five meetings with people of which might lead to one yes, which at its face value is a 1% chance but that one is all that is needed.

This leads to my motivation.My motivation:I want to be able to provide for my family.
