If you go the multifamily route, I would recommend doing a cost segregation study within the first 2 years to accelerate depreciation, save on taxes and increase cash flow so you can attain your next property quicker.I am bullish on Tampa because of Bill Gates multi billion dollar investment into downtown Water Street and the GasWorxx projects, both are transforming large swaths of the downtown and the urban core.Best of luck!

If I were you I'd treat learning about Real Estate just the way you are treating whatever you're studying in college.  

I personally know Kenny and he has seen and done A LOT and has a very good pulse on the market as he studies the data.

I dont operate with blinders on like a horse in the KY derby......I keep studying books and podcasts and consult with certain people but thats it.
