It didn’t matter that we have good  credit, income, and clean history otherwise...  

I don’t mind cleaning the fallen debris from it since it provides shade in/onto my property.

Buy that house, clean it up, fix it if it needs fixing and sell it.Buy below market price because the sellers have issues in their life, add value to the property, sell at market price.I would definitely go to Alamo REIA.

You may need to have paper involved every now and then for things like a Pay Or Quit notice, but you can scan and keep a digital copy.

They said that they would clean it.

I have a realtor that I bought my primary residence with but other than that I am in need of everyone else involved in the process.

I've seen these things eat chunks of grease-soaked drywall and wood from cabinets, so if  you've got some saturated wood in the cabinet, cleaning the surface won't get rid of them.You might also have to change carpets also - since there's really no way to fully clean carpet...I've also seen german roaches infesting a burned out unit feasting on burned greasy cabinets and walls.   

If there are no 3 BR homes that can be used as comps, there are ways of adding (or subtracting) the premium involved with extra bedrooms.

My current tenant is very solid with way north of 3x income to rent and fairly clean credit but had to move for a job.
