@Jeffrey Swanson I think HELOC is a great tool and more flexible than a cashout refi.

Fewer accounts will help tools like mint.come or pocketsmith.com work well if you don't want a full blown system.  

Arbitrage is a great tool to make cash flow.

I have used some of the calculators and tools for residential real-estate analysis.

Schwab has some tool like their intelligent portfolio that you can use for free.could also roll it into self directed IRA and invest it in real estate....but I like the diversification of having some money in the stock market.
