I like the BRRRR method and think I can use that strategy now with the 1 rental property I have. 

Single family units are more than plentiful in this area so that was my target, however,  since our recent encounters with multiple hurricanes, insurance makes it near impossible to even remotely turn a profit as a landlord.  

They know your market better than we do and may have a bit more customized strategy to help. 

I recently tore down 3 houses for a builder who built them 10 years ago who used to do septic and well and they transitioned to the same strategy due to how fast you can tap in. faster deliveries.

Many of the major insurance carriers that I've called say they have never heard of such a policy.

I purchased them retail, but my strategy in the future would be to purchase wholesale, make more aggressive cosmetic rehabbing.

Our strategy was to renovate, rent it out as a STR (short term rental), and manage it ourselves to qualify for the STR tax benefits in the year 2022.

Should I flip the first home, do a BRRR strategy of some sort on it to get more $$$ for another property.
