It's incredibly frustrating how he obviously tried to cover up the damage however his sellers disclosure claims he knows nothing.

The distressed motivated homeowners are the ones that are harder to find but still possible.

Can i ask the seller (seller is motivated to sell, just dropped 10k) to get the units permitted?

I could tell them about an issues (incredibly rare) and their HR department would handle it immediately.A company may pay a higher rent for the flexibility of moving their employees in/out at will.Challenges - I wasn't always aware when a new tenant would move in/out.

@Brendan Bracken I was looking at apartments for law students (I’m a realtor) towards the beginning of the pandemic and inventory was incredibly low!

I did and she is still a great friend of mine, very motivated and knows the area well.
