My estimated monthly expenses (mortgage, taxes, insurance, PM fees, potential maintenance costs) comes to $2,040.

@Bjorn Ahlblad Don’t waive the Inspection fee as this will only help you.

My broker is estimating around $1000/month expenses on a 30-year, I would put down 25% and after origination fees and  closing costs I would be looking at $45K out of pocket. 

At this time he charges a flat fee of $300 for a SFH inspection. 

If you can please share info such as fees and so on.

Note: by "sell", I don't mean list it on the MLS and sit back (otherwise flat-fee would suffice).

Anyways, a few days I got a letter from him in my email talking about how this letter is their official letter of telling us we need to vacate the premises unless we pay like, $8,000 in fees.
