You also want to use a generic name for the land trust (such as the property address: 1234 XYZ Street Land Trust).

@El Madera the lot rent should be $310 based on the Frank & Dave (MH university) formula. 110*310*12*0.7*10=2.864m However, it is very generic number.

For example, property is REO so does the AVM reflect the value of that particular property or is it more generic and take into account comps like a realtor to determine market value?

Hey Jean, I completely understand where you are coming from and there is definitely a generic "rule of thumb" people use when looking at new markets, but in Orlando right now it is insane with the lack of inventory and the 70% rule is tossed out the window.
