Corelogic AVM - How accurate is it?

I'm looking for a quick way to do current market value of a property (particularly in areas where I have no experience). I have access to the Core Logic AVM. Does the AVM take into account the current "status" of the property? For example, property is REO so does the AVM reflect the value of that particular property or is it more generic and take into account comps like a realtor to determine market value? Would you use this value in your evaluations?
