@Abel Lopez also consider that, when you'll need to exit and pay the balloon payment to the seller, that bank interest rates will likely be higher than the are now, so be conservative in you future projections.

If you winterize properly there is no risk of future dmages in regards to plumbing and whatnot...Only issue may be ice dams in gutters which could lead to possible roof damge...You should be totally fine though
